VILLA PROVENCAL – DESCRIPTION (Non-Contractual)

 

GENERAL OVERVIEW

 

Custom designed villa in the southwest of France, 15 minutes north of Auch in the Gers, located in a small village surrounded by countryside. The residence is a 55 minute drive from Toulouse airport (at Blagnac) and 45 minutes from the high-speed train in Agen. It is also one and a half hours to skiing in the Pyrenees.

Of recent construction (2007), the villa’s habitable floor-space is 146 square meters (about 1500 square feet). It is comprised of an entry with WC, closet and a stairway leading to the second-floor. The ground floor encompasses an open-area kitchen, dining and living rooms. There is also a laundry-room (or small bed-room) and a direct access to the garage.

On the first floor are located a large master bedroom and another two bedrooms, a central bathroom and a shower-room with WC.

The villa is on a property of 2350 square meters south-facing with an uninterrupted view of the Gers countryside and the Pyrenees further to the south. The gated and fenced section of the property is about 1500 m2.

It has an open covered terrace to the west and open terrace to the south with a closed garage on the east side of the house.

The principle source of ambient heat is a geothermal heat-pump distributed by under-floor heating (tiled flooring on the ground floor). There are electric radiating panels in each room of the top floor. Due to good insulation, upstairs heating is rarely needed.

All electrical fixtures in the house are included in the sale price as well as garden equipment located in the garage.

The house foundation was constructed on uniform bedrock at a depth of 90 centimeters. The area has known no seismic activity. On the side of inclined hill, rainwater drainage is optimal.

 

DETAIL DESCRIPTION

 

Ground floor:

Kitchen

  • The kitchen is fully equipped with a fitted refrigerator, convected-air oven, induction hot-plate (with ventilated extractor hood) and dishwasher.

  • A window is located above the sink with a view of the southern countryside.

  • The kitchen countertop is in Indian granite with numerous electrical outlets as well as a telephone line and TV antenna plug.

Dining room

  • Candelabra (with dimmer) and views south and west of countryside

  • Direct access to west-facing covered terrace with balustrade

 

Living room

  • Ceiling spots to light entire space

  • Numerous electric outlets for floor lamps

  • TV and Satellite outlets

  • A ceiling exit has been foreseen in the living-room should a chimney emplacement be desired.

 

Top floor:

  • Large master bedroom with teak flooring, with closet

  • Two additional bedrooms (or a guest room and a study) with closets

  • All rooms contain electrical, TV and telephone outlets.

  • Large central bathroom with twin-basin sink, mirror, shower stall and a pulsed-air/water bath and closet

  • Shower stall and WC bathroom

OTHER SPECIFICS

  • Each bedroom, the kitchen and the living room have TV outlets. The Satellite outlet exists uniquely in the living room. Both TV and Satellite-dish signals are distributed uniformly throughout the house by means of an electrically powered distributor located in the attic below the TV antennas and satellite-dish.

  • The entryway gate is opened by command from the house by means of a two-way video-phone.

  • A programmable water drip has been installed for the plants on the southern side of the house

  • The house has an air extractor on both floors (as required by law).

  • Water heater centrally located to assure minimum distance to supply hot water on both floors.

  • A geothermal heat-pump provides under-floor heating on the ground floor. On second floor, all rooms have radiant heaters.

  • The house is very well insulated – the monthly cost of electricity for lighting, water heater and the kitchen appliances incurred has been about 100 euros per month.

  • The annual City Tax (garbage collection, etc.) is about 950 euros per year.

  • The water bill has been about 250 euros per year.

  • A swimming pool can be built on the covered terrace side of the house. But not on the garage side where are embedded the geothermal heat-collector coils at a depth of 90 centimeters. Nor must large plants be placed there or cars parked.

  • A guide has been prepared to describe the house upkeep required on an annual basis – as well as contact information for help (if desired) for housecleaning, gardening and D-I-Y chores.
